    Beautiful, light-filled home, fully gutted and renovated in 2012 with a gorgeous, fenced backyard. There are two bedrooms and a den sized room on the second-floor: a master suite with bathroom, walk-in closet, and private deck, a second large guest room with huge closet, and a den sized room. The second-floor also includes a full guest bathroom and a washer/dryer. The main floor contains an open floor plan with a huge kitchen with a dishwasher and lots of cabinet and counter space, dining and living rooms along with a half-bath. The house also has a gorgeous garden with patio, deck, grill and firepit shared with the tenants in the basement apartment. The house has central a/c and hydro-radiant floor heating, which means you will never have to experience a cold floor in winter. This house is currently furnished. If that is a problem, we can discuss if some furniture may be removed. The house is located four blocks from the Columbia Heights and Petworth metro stops (green line) and a block from numerous bus lines on Georgia Ave., 11th St. NW, Irving St. and Columbia Rd. It is also conveniently located within one to four blocks of all the bars, restaurants and shops on 11th St., 14th St., Sherman Ave., and Georgia Ave. House is available for rent starting from September 1, 2026. One year lease is preferred. As a heads up, all the times I've listed in the booking feature are for open houses but it will only allow one booking per slot. So if you'd like to visit during a time that's already booked, just let me know. Currently open houses will be Tuesday July 7 from 7:30-9 pm, Saturday July 11 from 11-1, and Saturday July 18 from 11-1. If none of those times work for you please let me know and we'll try to work something out. I'm just trying to limit the amount of intrusion on my tenants' lives. I will only rent to people I meet either in-person or virtually and will not consider applications sent without a meeting/showing. After meeting, should both of us desire to proceed, the application process will require a credit and background check through Zillow as well as a previous landlord and employer reference. Evidence of failure to make regular payments, including evictions in the past two years, and evidence suggesting a history of not properly caring for property will be grounds for refusal to rent property. Accommodations may be made for demonstrable, reasonable explanations (for example, a foreigner with no social security number, health care debt, demonstration of making payments consistently for the past two years, home ownership, etc.). In addition to rent, a $200/month fee for utilities is required. If more than 2 people will be living in the home, an additional $100/month will be charged for each additional person. Off-street parking is available for $100/month. Up to 2 dogs are allowed for an additional $25/month/pet. Additionally, any damage caused by the pet will be deductible from the security deposit; this includes damage to the garden. Any dogs must get along with the tenant's dog in the basement apartment with whom you would be sharing the garden space. All feces in the yard must be picked up within 24 hours. No smoking is allowed in the home. Monthly gardening services will be provided to maintain the common garden space and that is included in the rent. A space for vegetable gardening is available if you are interested.
    District law requires that a housing provider state that the housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.
