Hello! We are renting a 3 bedroom / 2 bath brick bungalow on a lovely, quiet street in Belvedere Park. The house has new paint and fully renovated 4 years ago, offers a large fenced in backyard with doggy door. The open kitchen plan has stainless appliances. The house has hardwoods throughout. The bathrooms are tiled. There is a second full bathroom in the mud/utility room that has a doggy door leading to the back yard and a washer and dryer. All of the previous residents have really enjoyed the home, the last ones stayed for three and four years respectively. We have managed a dozen rentals for the last 15 years, promptly deal with service calls and take pride in the homes we rent. If you aren't familiar with the area, Belvedere Park offers excellent value relative to adjacent neighborhoods like downtown Decatur, Avondale Estates and East Lake. It offers quick, easy access to these and other in-town neighborhoods, as well as I-20. The tenant(s) will be responsible for all utilities as well as keeping the house clean and the yard yard service. Residents must have sufficient, verifiable income, rental references and excellent credit. We are looking for courteous and conscientious neighbors that will treat this like a home. We do maintain a solid, functional house. However, the tenants should act as responsible custodians of the home and are expected to perform basic upkeep such as changing bulbs, keeping the yard tidy and so on. In the event that maintenance is required, we ask tenants to email or text basic description of the issue with a photo so that we can diagnose the issue and contact a service provider when necessary. We cover those expenses. Pets are ok with approval and each pet costs $20 per month. We use a screening service called MySmartMove. Prospective residents will submit a basic application with contact, employment and rental references and then complete a basic SmartMove app. Applicants will be responsible for the MySmartMove fee. This fee will be credited to a successful applicant upon execution of a lease.
