Owners live off-site. - The lease term is for one year from the move-in date. - At least one week before the lease begins, the renter must pay rent for the first month ($2400.00) and the security deposit ($2400.00), a total of $4800.00 plus $200.00 deposit if they have a dog. - All rents must be paid by direct deposit from renter's checking account to owner's business account. Owner or owner's agent will transfer keys to renter upon receipt. - Rent is due the first day of the month and must be paid by direct deposit. If rent has not been paid by the fifth day of the month, a late fee of $120 (5% of monthly rental) will be charged. - Renter pays for all utilities including water, gas, electric, garbage and recycling. - For this rental, one small dog 40 lbs or less permitted. - Renter is responsible for obtaining internet and television services. - NO SMOKING in the house or garage at any time. - Renter may use the detached garage and driveway for parking. - Renter is responsible for tending to emergency repairs and reporting maintenance problems to the owner. - Renter must act with consideration for neighbors and observe city noise restrictions. - Renter must notify owner two months before the lease expires whether they intend to renew or move out when the lease ends. - The security deposit will be returned less any sums needed to repair damage caused by the renter and/or pet.
