    Downstairs in an 8-unit building is this 490 square foot studio apartment. It was painted March 16th, is perfectly functional and very clean. Amenities include: convenient parking dusk-to-dawn exterior lighting burglar bar door steel entry door & frame custom made window screen large ceramic tile staggered pattern floor abundant kitchen cabinet space 14 cubic foot Roper refrigerator compact Magic Chef stove / oven Amana wall-mounted heating and air conditioning large walk-in closet mini-blinds water, sewer and trash collection paid by the landlord Available for single occupancy or an adult with a young child only. $400 monthly rent; $360 security deposit; $250 pet fee (if applicable); $40 application fee. Approved applicants who lease the apartment receive a $15 credit at lease signing. To rent this apartment one must first apply. To apply one must pay the $40 application fee and show current, valid, state-issued photographic identification. Applications are only accepted from those intending to reside individually. For application approval four criteria must be met: complete the application, tell the complete truth on the application, be without negative rental history, and have monthly income of thrice the rent. If verifiable income of thrice the rent is lacking it may be overcome by significant, verifiable savings or a qualified co-signer. Incomplete applications will be declined without processing and the application fee will be forfeited by the applicant. Applications are provided by e-mail to those with printing capabilities, and are available at the property behind the staircase and left of the mailboxes in a wall-mounted flyer box. If you wish to view this apartment you may look through the burglar bar door for a partial viewing. Entry viewings can be scheduled for Sunday through Thursday: mornings, afternoons, and evenings, and Friday mornings and afternoons. No showings are available on Saturdays. If you wish to enter the apartment to view it, a refundable $20 viewing appointment fee is required. This payment can be made over the telephone using a debit or credit card, via a secure emailed link, or by deposit into the property manager's business checking account at Neighbors' Federal Credit Union. The necessity of this policy is regretted, but is necessary due to the widespread unaccountability of the general public who fail to keep appointments to view apartments. This $20 payment can also be applied to the application fee. Access to Baton Rouge City Court records are required to approve applications. Pate Properties, L.L.C. will request access to court records but assumes no responsibility for Baton Rouge City Court's non-compliance with requests and non-cooperation in facilitating that access.
