Refundable security deposit ($4000) is required at the time of signing. While vacating the house, normal wear and tear will be cleaned/ painted/ fixed using security deposit. Remaining amount will be refunded. Any major damage to house will be repaired using renter's insurance and renter is liable for additional costs incured in addition to security deposit.
Every month rent is due on first day of the month. Three days grace period is allowed. However, thereafter $25/ day late fees will incur.
One month notice is required before vacating the house. Renter is liable for paying rent for the remainder of the notice period.
