This is a modular home 28 x 56 with two additional rooms added..... a second living room 14 x 24 and an office/bedroom 14 x 28. The house is connected to a garage (no garage door opener, it has a sliding door) by a mudroom/utility room 14 x 28 for a total of 2688 square feet. The house is in very nice condition having been lived in by my meticulous parents since 2000, and only recently vacated by really good renters, who were there five years. Their utilities run around $220 per month for electricity, $100 for internet, and they filled their propane tank every nine months or so ($1750). Trash pickup is $45 per month. No water bill, the house has its own well and sewer system. These numbers were provided by the previous tenants and can vary. There is a fenced yard and garden spot. It will be your responsibility to mow grass, rake leaves, weed eat, and water the lawn. We irrigate out of the river so there is no lack of water and the place is beautiful and green all summer long. We have a second riding lawnmower here we can let you use. You will need your own snow equipment. The last renters cleared snow for my elderly parents who now live with me in my house. I'm often gone for extended times so if you will remove snow from their part of the driveway, you'd be considered great neighbors. : ) My house is on the same property and we share a driveway, front open space, and front gate with us. My family has lived here for seven generations so this is not your run of the mill commercial rental house, it's a well-loved family home. The people who decide to live here must be self-sufficient meaning you can fix things, make your own repairs to minor plumbing, electrical, etc. problems. Our town has less than 400 people and getting service personnel to come out to Hulett to make repairs is costly and not very timely, since the nearest town is 42 miles away. You will need to have proficient handyman skills. I will reimburse your time and cover parts costs, but there is not a property manager who will come fix every little thing. The rent for this property is lower than other similar houses with the understanding that the tenant will provide repairs and maintenance, lawn care , and snow removal. The garage is attached and has a concrete floor but is NOT heated, but it does have a small workroom that can be heated with a portable heater (provided). It is attached to the house via a mud room with tile flooring and a separate propane stove that operates without electricity (if need be). The mud room has lots of storage, shelving, room for coat hooks, room for a second refrigerator, etc. The house comes with all appliances furnished including a commercial washer and dryer. The front living room has a gas fire place that is wonderful in the winters. The kitchen stove is electric. The house is located about 1/2 mile off the main Highway 24 on a county-maintained gravel road and there is a paved driveway from the county road to the door of the garage, where you can park your vehicles inside. Your back yard is fenced to keep out chickens, livestock and deer and there is access to the Belle Fourche river out the back yard gate. Our property extends to the river where you can fish, ice skate, target practice, etc. Pets may be negotiable, depending on type and previous references but may never be allowed to run unattended. Fencing the pet in would be tenant's responsibility. An extra security deposit is required and extra pet rent, to have pets ($50 per month per pet). The main house has three bedrooms and an extra room has been added which could be used as a fourth bedroom but has been used as an office in the past. Two bedrooms have laminate flooring, one bedroom has carpet. The master bedroom has walk-in closets and its own bathroom, with ample storage. A separate tub and shower and two sinks make it nice for a working couple. The second bath has a shower/tub combo and a small vanity and sink. The kitchen/dining/living room space is awesome! Full of light and open. White linoleum in dining and kitchen makes spills easy to cleanup. It's a lovely space for entertaining with a large snack bar and the dining room has space for a large table to seat 12+ people. The photos show all-white walls, but the renters did some painting. I'll try to update the photos to show accurate colors soon. This is a lovely, well-kept home which I hope one of my children will move into one day, so only renters with impeccable references will be considered. The security deposit is one month's rent. Tenants will be required to pay for 800 gallons of propane at move-in time, and will be reimbursed the current value of 800 gallons of propane at move out time. Proof of renters insurance is required. The house has handicap toilets and grab bars in the master bathroom and wide doors. Modifications, like building a short ramp, could be made to eliminate the one step up into the house, otherwise it could be considered handicap accessible. Potential renters must complete an application. A comprehensive background check and credit check will be conducted. The lease term is for one year. Renter pays for all utilities, including monthly water softener salt refills and reverse osmosis annual water filters. Using and servicing both is a strict requirement. No smokers, please. All vehicles must be parked inside the garage. No campers, trailers, ATVs, etc can be parked in front yard. Ample parking outside the fenced yard behind this house for parking RVs. The large garage may not be used for business purposes, like auto repair or trucking. There are storage cabinets, a work bench, an older, chest type freezer that is for your use, bike storage racks, a heated work space, concrete floor throughout garage. Yard maintenance by the tenant is required and it's a very large yard. Snow removal required by tenant. Children's toys, playground equipment etc must be stored in back yard since the front yard is adjacent to the driveway which leads to the next house and is a shared space. This is a wonderful place to raise children, with the river, chicken coop (maximum number of fowl is 20), shooting range, rural setting but still only 1.5 miles from town, lots of open space to enjoy, it's considered one of the prettiest homesites in Hulett!
