The fenced-in area ensures a safe and peaceful environment for all residents. Terms & Conditions: Rent: The monthly rent for the room is $1650.00, due on the 15th of each month. Utilities: Renters will share the costs of monthly utilities, which include electricity (CMP), water, and sewer. These costs will be divided equally among all tenants. Propane and heating oil costs will be paid quarterly, with the total expense divided among the tenants based on usage and invoices. Security Deposit: A security deposit of $1650.00 is due upon signing of the lease. This deposit will be refunded at the end of the lease term, provided there is no damage to the property beyond normal wear and tear. Lease Term: The lease term is 12 months, beginning on the moved date and ending in a year with the possibility of renewal. Maintenance and Responsibilities: Renters are expected to keep shared spaces clean and be considerate of one another. Renters are responsible for their personal items and for maintaining their room in good condition. Pets: Dogs only Smoking: Smoking indoors is strictly prohibited. Additional Terms 1. Guest Policy: Tenants must seek permission from all roommates before having overnight guests. Limit the number of consecutive nights a guest can stay, or set a maximum number of nights per month. 2. Noise Levels: Tenants agree to maintain reasonable noise levels, especially during late hours, to ensure that all roommates can enjoy a peaceful environment. Quiet hours may be enforced in shared spaces. 3. Cleaning and Chores: A cleaning schedule will be established for shared spaces upon agreement with all tenants. All tenants are expected to contribute to maintaining the cleanliness of the shared spaces. 4. Parking: There are plenty of parking spots. 5. Alterations to the Property: Tenants agree not to make significant changes to the property (painting, installing fixtures, etc.) without prior written consent from the landlord and/or other roommates. 6. Conflict Resolution: In case of disputes between roommates, tenants agree to follow a specific conflict resolution process, which may include a mediation session or a group discussion to resolve issues. 7. Security and Locking Doors: Renters agree to keep doors and windows locked when leaving the house or when they are not home for security purposes. Tenants should respect each other's privacy regarding access to rooms and personal spaces. 8. Early Termination of Lease: If a tenant wishes to leave before the lease term ends, they must provide a 30-day notice before the departure. 9. Subletting or Lease Assignment: Subletting the room or assigning the lease to another person is not allowed without prior approval from the landlord and all roommates.
