1. Lease Term: The term of this lease shall commence on MM DD, YYYY, and shall continue until MM DD, YYYY, unless terminated earlier in accordance with the terms of this Agreement. 2. Rent: The Tenant agrees to pay rent in the amount of $1,800.00 per month, payable in advance on the 1st day of each month. Rent shall be paid to the Landlord at the address specified above or to such other place as the Landlord may designate in writing. 3. Security Deposit: The Tenant shall pay a security deposit of $1,800.00 to the Landlord upon signing this Agreement. This deposit will be refunded at the end of the lease term, provided there are no damages beyond normal wear and tear and all terms of this Agreement are fulfilled. 4. Late Payment: If rent is not paid by the 10th day of the month, the Tenant agrees to pay a late fee of $35.00. 5. Use of Property: The Tenant agrees to use the premises only as a private residence and for no other purpose without the prior written consent of the Landlord. 6. Maintenance and Repairs: The Tenant agrees to maintain the premises in a clean and sanitary condition and to promptly notify the Landlord of any needed repairs. 7. 7. Utilities & Maintenance: The Tenant shall be responsible for the following utilities and services during the lease term: - Electricity Duke Energy - Water, Sewer, and Trash City of Raleigh - Internet Choice of Spectrum, Google Fiber, or AT&T - Renter's Insurance Required and must be maintained throughout the lease term - Security Cameras There is a front doorbell camera and a back porch camera installed; only the Tenant shall have access to these devices 8. Furnishings Provided by Landlord: The property is being rented as furnished, and the following items are provided for the Tenant's use: - TV in the living room and master bedroom - Living room couch and coffee table - Dining table with seating for 6 - King-size bed in the master bedroom - Queen-size bed in the second bedroom - Desk and chair in the third bedroom The Tenant agrees to maintain all provided furnishings in good condition and shall be responsible for the cost of any damage (excluding normal wear and tear). 9. Early Termination: If the Tenant wishes to terminate the lease before the end of the lease term, the Tenant must provide the Landlord with written notice at least 60 days in advance. 10. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina, USA.
