A furnished private room w/full bathroom in hallway. Bright oversized room on second floor with ceiling fan, solid surface flooring w/area rug. step-in closet with wall to wall bookcases. plenty of storage. Room is furnished with bed, side tables, lamp and bookcases. Privacy pocket door outside bedroom door that shuts off hallway to other upstairs areas. Utilities The electricity and gas are included up to $200 a month, overages will be paid by renter (s). internet, water, sewer, garbage and lawn service are all included. The air conditioning bill can be maintained between 100 - $200 a month for an energy conscious person. Weather dependent, the bill is often below $100. Maintenance House is expected to remain clean and well maintained, renter is expected to abide. Surfaces in kitchen and bathrooms are to be wiped down with each use. Bathroom plumbing, nothing is flushed down the toilet other than human waste and toilet tissue. Dispose of other products in your own trash receptacle. Appliances are to be wiped down after each use. Refrigerator is to remain clean and uncluttered. Pantry food is to be kept sealed and contained. Garbage is taken out often and not permitted to overflow or collect inside any room of the house. If you break something, you are expected to replace/repair it within one week. Subject to a discussion with owner. Car cannot leak any fluids on the driveway. There is no smoking and there is no vaping and no flame candles anywhere on this property. Monthly inspections of property will be conducted for cleanliness and maintenance. Guests No guests are allowed on property. If renter is being picked up or dropped off, it is done from the sidewalk, no one other than renter(s) are permitted on property or in house. What is not included Linens are not provided. Beds are queen size. Bathroom towels are not provided. Bathroom and bedroom trash cans. Paper products and trash bags are not supplied. Space organization Each renter is assigned their own space in all shared storage areas. Entrance Entrance is on back of house with a separate key for back door. No entrance or access through garage. Parking Parking is coordinated amongst renters and expected to be respectful and considerate at all times. Car cannot be parked on the street or the grass. Lease term No lease, term is month to month. Rent is due on the first of the month, no exceptions. Acknowledgment of this rental policy is the signed agreement and acknowledgement of expectations. If rent is late, you will move out within 72-hours. Pets No additional pets allowed. There is a small wire-hair JRT, not yippy dog on property. She is well trained and not a nuisance. Owner travels often and dog will come and go with owner. Immediate causes for lock out Strict no drinking, no drug, no violence, no visitor, no pets policy. Any violation is cause for immediate eviction and lock out. If you deem this policy to be unreasonable, you are not a good fit for the property.
