4. Maintenance and Cleanliness:
The Tenant agrees to keep the Premises in a clean and orderly condition.
The Tenant is responsible for the repair of any damages caused during their occupancy.
The Landlord is not responsible for damages caused by the Tenant, their guests, or any third parties while living
on the Premises.
5. Renters Insurance:
The Tenant is required to provide proof of renters insurance to the Landlord prior to or on the move-in date.
The renters insurance must be maintained throughout the lease term.
6. Access to Premises:
The Landlord may enter the Premises for inspection, maintenance, or repairs with reasonable notice (24 hours
unless an emergency).
8. Legal Compliance:
This lease shall be governed and construed according to the laws of the State of Texas.
9. Default and Termination:
If the Tenant fails to pay rent on time, fails to maintain the property, or violates any term of this lease, the
Landlord may terminate the lease after giving proper notice as required by Texas law.
10. Amendments:
No modifications to this Lease Agreement are allowed unless both parties agree in writin
