RENT Monthly Rent: $2,350 Due Date: 1st of each month Grace Period: 5 days Late Fee: $100 + $15 per day after grace period Rent must be paid through Zillow or another agreed electronic method. Failure to pay rent may result in legal action including eviction. 3. SECURITY DEPOSIT Amount: $2,350 The security deposit may be used for: Unpaid rent Damages beyond normal wear and tear Cleaning or removal of abandoned property Deposit will be returned within New Mexico legal timelines. 4. UTILITIES Tenant is responsible for all utilities unless otherwise stated: Electricity Gas Water Internet 5. OCCUPANCY Only individuals listed in this agreement may reside in the property. No subleasing, short-term rentals (Airbnb), or unauthorized occupants allowed. 6. MAINTENANCE & REPAIRS Tenant agrees to: Keep property clean and sanitary Replace light bulbs, air filters, and batteries Maintain yard (if applicable) Report issues immediately Tenant is responsible for minor maintenance including: Clogged drains caused by misuse Damages caused by tenant or guests Landlord is responsible for major repairs affecting habitability. Unauthorized repairs will not be reimbursed. 7. REPAIR APPROVAL Non-emergency repairs over $300 require landlord approval. Emergency repairs include: Major water leaks No heat in winter Electrical hazards 8. PET POLICY Pets are allowed only with prior written approval from the Landlord. Pet Deposit: $300 per pet (non-refundable unless otherwise required by law) Pet Rent: $35 per pet, per month Tenant agrees to the following: Pets must be properly licensed and vaccinated Pets must not disturb neighbors or create nuisance conditions Tenant is responsible for all damage caused by pets, including but not limited to flooring, walls, yard, odors, and pest infestations Tenant must maintain cleanliness of the property and yard related to pet waste Failure to comply with pet terms may result in removal of the pet or termination of the lease. 9. ALTERATIONS Tenant may not: Paint Install fixtures Modify property Without written landlord approval. 10. ENTRY Landlord may enter property with at least 24-hour notice, except in emergencies. 11. PROHIBITED CONDUCT Tenant agrees NOT to: Engage in illegal activity Disturb neighbors Damage property Violation may result in lease termination. 12. SMOKING No smoking inside the property. 13. EARLY TERMINATION If tenant breaks lease early: 30 days written notice required Lease break fee: $4,800 Tenant remains responsible until new tenant is secured. 14. DEFAULT & EVICTION Failure to: Pay rent Follow lease terms May result in eviction proceedings per New Mexico law. 15. LIABILITY Tenant is responsible for: Personal belongings Guest actions Landlord is not liable for loss or damage to tenant property. 16. MOVE-OUT REQUIREMENTS Tenant must: Return property clean Remove all belongings Repair damages caused during tenancy Cleaning and repair costs may be deducted from deposit. 17. RENTER'S INSURANCE Tenant is required to obtain and maintain renter's insurance for the duration of the lease. Minimum liability coverage: $100,000 (recommended $300,000) Proof of insurance must be provided prior to move-in Policy must remain active for the entire lease term Landlord must be listed as an "Additional Interested Party" for notification of cancellation or changes Failure to maintain renter's insurance at any time during the lease term shall constitute a material violation of this Agreement and may result in termination of tenancy. 19. GOVERNING LAW This agreement is governed by the laws of the State of New Mexico. 20. ENTIRE AGREEMENT This document represents the full agreement. Any changes must be in writing.
