Zillow's New Total Price Display Will Make Rental Pricing Clearer

Zillow is now displaying rental pricing in a new way that helps put transparency and clarity front and center. You may start seeing listings with a “Total price”* badge and checkmark, which means the rental cost shown includes the base monthly rent plus any required monthly fees. 

Why this change?

Starting September 2, 2025, Massachusetts will require all rental listings to display the total monthly cost, including required fees.  While this change begins in Massachusetts, renters may start to see the “Total price” display appear in other areas as housing providers choose to use it. It’s part of our commitment to clearer, more transparent rental pricing and reflects what renters want: 94% of renters agree that listings should clearly display all fees upfront.

Because renters in Massachusetts will soon see changes to how prices appear on Zillow, we’re making it easier to understand what’s included. 

You’ll notice prominent banners across the Zillow Rentals search experience encouraging you to look for the "Total price" badge. When you see this badge, you can have confidence that the price you see has been validated by the provider as complete and accurate. 

Listings without the badge will be labeled "Fees may apply," meaning there could be additional mandatory monthly fees not included in the price. For these listings, we recommend contacting the housing provider for more details.

What this means for your Zillow search

With the new total price display, you’ll have fewer surprises, an easier way to compare listings and more confidence that a home fits your budget.

All Zillow rental listings also include a detailed Costs & Fees breakdown. This tool shows which charges are required, which are optional, and how your monthly costs could change depending on your choices. For example, if you decide to adopt a pet or rent a parking space, those optional fees will be included in the breakdown. This tool will also indicate which fees, like utilities, may still be required but are variable based on usage. That way, you’ll have a clear view of both the known costs and the ones that could fluctuate month to month. 

Zillow is committed to providing clarity and confidence in your search. The total price display, paired with the Costs & Fees breakdown, is a big step toward making renting more transparent and straightforward.
