Zillow is now displaying rental pricing in a new way that helps put transparency and clarity front and center. You may start seeing listings with a “Total price”* badge and checkmark, which means the rental cost shown includes the base monthly rent plus any fixed, required monthly fees, across Zillow — on search results, detail pages, saved listings, emails, push notifications, and more.

Introducing a new total price display is part of our commitment to clearer, more transparent rental pricing and reflects what renters want: 94% of renters agree that listings should clearly display all fees upfront.
You’ll notice prominent banners across the Zillow Rentals search experience encouraging you to look for the "Total price" badge. When you see this badge, you can have confidence that the price you see has been validated by the provider as complete and accurate. Listings without the badge will be labeled "Fees may apply," meaning there could be additional mandatory fees not included in the price. For these listings, we recommend contacting the housing provider for more details.
Some states now have laws requiring all housing providers to display this total monthly cost in rental advertisements. Massachusetts began requiring total monthly price on September 2, 2025, with Connecticut following in October and Colorado in January 2026. Outside of these states, renters may start to see the “Total price” display appear in other areas as housing providers choose to use it.
With the new total price display, you’ll have fewer surprises, an easier way to compare listings, and more confidence that a home fits your budget.
Each total price listing includes all fixed, required monthly fees, and the accompanying Costs & Fees breakdown shows exactly what those fees are and how your monthly costs could change based on your personal information. Within this breakdown, you can see which charges are mandatory, which are optional (like parking or pet rent), and which may vary with usage, such as utilities. You can also adjust your selections to see how those options affect your total monthly cost.
Zillow is committed to providing clarity and confidence in your search. Together, the total price display and Costs & Fees breakdown, create a single, connected experience that helps you understand what’s included, what’s flexible, and what fits your budget—making it easier to plan with confidence.
If you’re a housing provider, learn more about how you can deliver this transparency to renters on our property management resource page.
* Total price includes required monthly fees and excludes variable usage-based fees and fees for optional services.
