We cannot submit an offer to HUD without a signed contract. If you did not go forward with meeting with us, writing and signing a contract, and presenting the certified funds for the earnest money we would not have submitted an offer. Also, unless we have signed a written buyer's agreement with you we represented the seller in this transaction and would not have given real estate advise including recommending a price for you to submit an offer. We believe in treating others like we would want to be treated and that our reputation is the only thing that we have and do everything possible to make sure that everyone is treated fairly. We would not work a side deal with a friend to get them the home.
