Hi Geoff I’m sorry you’re disappointed not winning the bidding war. Let make one thing clear: a text is a conversation not an offer hence I did not "accepted an offer via text". I did not receive "several offers" from your Realtor but a text that he will write one. His question was if we offer that price would it change anything for that I responded "yes it could". I told him clearly on the phone I can wait a little around 6pm but 9pm is too late. But getting an offer late in the night when all other Realtors followed exactly offer guideline posted days before on mls is unprofessional in my book. I had deadlines from all other buyers as well and i had to respect that to respond to them. I were on the phones during those hours to make sure i talked to the agents and their lenders so i chose the safest offer for us. We picked an offer way before that and I went to bed at 9pm. Imagine that I just let the other offer deadlines collapse and finally did not receive a signed offer from you at 1030pm then what? I would have upset all other professional Realtors who followed the timeline and maybe lost all the buyers too - No I won't do that. If it makes you feel any better we closed the sale at the price $7k less than your offer price (which is a loss to us financially). But we chose them because the agent was professional, got the offer in per deadline, arranged the lender to call me to answer my questions on buyer qualification and so much more. I would challenge you to compare that with the total lack of preparedness from your Realtor and decide for yourself why you didn't win the house. This market is hard for everyone yet choosing a right Realtor makes a difference. I've never bashed another Realtor in my industry yet i had no choice but tell you the fact since you decided to be the only negative comment on my social profile at this point. Unsure if it helps but the Realtor who helped her client won the bidding war was Gloria Cannon. With her permission after telling her this whole story I told her I would put her name here in case you need a better Realtor to help you win. I would love to co-op with Gloria again on another listing of mine. I hope you have a great weekend!
