I’m genuinely sorry this situation still feels unresolved for you, and I appreciate the chance to outline exactly what happened. My goal is always complete transparency and an excellent client experience. Below are the key, verifiable facts of the transaction: Written Agreement & Signatures • The buyers submitted a Texas REALTORS® Non-Realty Items Addendum listing the kitchen refrigerator in addition to two other items for conveyance which were also listed and not missed upon move-out. • When we presented you with the entire set of offer documents which included the non-realty with nothing else on it AND a summary of the items requested listed on the non-realty for ease of reading. • When discussing the offer you both went back and forth stating how you would reply and in terms of price and non-realty items. In the end you did not want to lose the offer as it was a good price. As a side note, the first realtor you interviewed wanted to start your list price in a lower range than we even settled on after we closed. • Signatures: you, sellers reviewed and electronically signed that addendum, again it was a stand alone form conveying the non-realty items. No written request to strike the item was ever received, nor was it a discussion. Lease-Back • We negotiated a 30-day lease-back, you moved out early; per the contract the buyers could have kept that rent, yet they refunded ~$1,400 in unused rent and deposit as a courtesy. • When the refrigerator was mistakenly removed by you, both parties agreed that you refund the rent amount of $1400 back to the buyer so they can use that toward a replacement refrigerator, so this refund fully offset its value, so there was no financial loss to you. • I understand you were upset and confused and upon request you asked for non-realty form and MY SUMMARY – it was sent to you in about 30 seconds while we were on the phone with your signatures clearly on the page. Post-Closing Request • You called to accuse me of telling you that we would amend the contract later to remove the refrigerator and that was never discussed nor would I EVER state that "we would do that later". The phone call was threatening my reputation due to your lack of reading the clearly stated item is not a mistake on my part. You asked me to reimburse you for the refrigerator even though (a) it had been contractually conveyed and (b) you agreed to return the $1400 in rent payments back to the buyer. In keeping with my fiduciary duty to all parties, I could not do this because you were threatening me. Overall Performance • Sale price exceeded the first brokerage’s suggested by thousands of dollars even after repairs. • All deadlines were met, weekly status reports delivered, and we closed on schedule with zero funding delays. I respect that this situation was frustrating; however, the signed documents, multiple reminders, and the net you received show that my team met every contractual and ethical standard. For those reasons, I believe the one-star rating does NOT accurately reflect the professional service provided.
