Dear Chris and Tanya, It is true that I showed you one house that you both were in love with. I pulled comps and sent them via email so we could make a strong offer. The home was on the market for a few days and in a multiple offer situation. We put our offer in at less than list price after going over the comps with an escalation clause to go up over asking price because you loved the house so much. Our offer was accepted at under list price with a contingency that you needed to sell your home first which was set to be listed that week. The listing agent asked if we would be willing to close earlier than the 60-day close (08/07/2023) that was requested once you were under contract for the sale of your home. Everyone agreed to an early close however the date was not determined. After inspections a roof repair, electrical repairs and moisture remediation were negotiated to be done before closing. I met multiple vendors for you at the property so you could get estimates for what you wanted done after closing. On the day after inspection period, a new listing had gone up for sale in the same neighborhood that you expressed interest in as a backup. When you requested to close on your purchase earlier than the July 11th contracted date for the sale of your current home, it was discovered the sellers were not aligned with closing on July 11th. I immediately advised you that the sellers could only agree to a two week earlier close, and I informed you of your options. I spoke to your listing agent in St. Pete and asked if the new buyers would consider a lease back until everyone could close. I offered to cover the cost of an Airbnb for the 2 weeks until everyone could close. You demanded to terminate the contract immediately since the sellers could not agree to the July 11th closing date. Additionally you stated the other listing needed less work and after getting estimates of everything you wanted done, you decided it would cost you less money. I informed you that you would be forfeiting the escrow deposit. You requested the release and cancellation be sent. I noticed you were under contract the next day for the other house with your listing agent in St. Pete and you closed 07/26/2023.
