Hi Eric, ------ As communicated via text, the owners moved forward with another applicant that was willing to sign a two-year lease. A two-year lease was a requirement that was thoroughly communicated to you from the beginning. In fact, when you initially reached out and expressed that you were only looking for a one-year lease, I explained why a two-year lease was a “dealbreaker” for the owners and that I would certainly circle back if anything were to change. You then reached out the following day and stated that, “given the properties I’ve looked at, I would potentially consider the two-year lease.” We set up a time to tour the property, but even after the showing you were still trying to negotiate a one-year lease. The owners ultimately had other applications that met their two-year lease requirement and this is why you were not selected. ------ Regarding the statements made about the “double-booked” showing and my tardiness - I did not “double-book” your showing and was certainly not late. Your appointment was scheduled for 4:15pm and you arrived 15 minutes early on a bicycle. I had another tour scheduled for 4pm, so I asked that you wait outside until your scheduled time because I do recognize that touring with a “competing prospect” can be a bit awkward. My goal is always to give everyone enough time to tour comfortably, but my reason for scheduling rental tours back-to-back is both in the interest of time and for my own safety. I am often alone and meeting prospective tenants for the first time at the property, so I hope you can understand why back-to-back showings would be in any agent’s best interest. ------ As far as “my review process” is concerned, I did specifically mention to you that I am not at all involved in the review of applications or the final decision. All applications are sent directly to our team’s transaction coordinator and the final decision is always up to the owners. This is why I never advise any prospective tenant to pass on “other opportunities” waiting for a response on any of our rental properties. The decision is not up to me and the turnaround time truly depends on how many applications are received as the owners need time to do their due-diligence and make sure they are thoroughly considering all applications. Every single one of your texts (even the ones sent after 10:30pm) were responded to in a timely manner and you were made fully aware that the owners were in receipt of multiple applications and needing time to review. ------ Lastly, the $500/month that I am costing you in additional rent is a bit confusing. I specifically asked you in writing if you were currently renting or if you owned the property listed on your application. You communicated that you owned the home and that this rental property “will be a second residence.” There was never any mention of a current rental, so I do not think it is fair to state that I am responsible for costing you any amount of money in rent given what was or was not disclosed to me. ------ I am always open to feedback and strive to provide my clients with the absolute best experience, but do feel as though the only way you would have been satisfied with my service is if your application was accepted. I did everything I could to vouch for you, thoroughly explain your propositions, keep you updated regarding the status of your application, etc. - but in the end the decision is not mine to make. I hope you can see where my hands were tied and I of course wish you the best of luck in your search.
