Response from Team Shake and Bake on 9/23/2025
Kristen and Brian were informed about the 3 month buyers agreement and verbally acknowledged their understanding. They were provided a copy of said agreement upon signing for their records. Neither client showed or voiced any signs of uneasiness when signing. They were taken to every house they requested to see and allowed as much time as they wished to view them. Once the showings were complete I never received any responses to my check in messages. On 9/15/25 I received a text with a request to cancel. I acknowledged and confirmed their cancelation via text. I informed them I was on a backpacking trip and in very poor reception but I would provide them a formal form once I could get to a town with the necessary facilities. I also explained the cancelation paragraph in the buyers agreement since they had misplaced it. I informed them that upon notice of their wish to cancel that they may see any other properties with a new agent they wish to work with. If they wanted to make an offer on a property I showed them within 30 days of said cancelation that the new agent would be required to contact me for a referral fee. They expressed that they had zero interest in any property shown on 8/16/25. I made it my priority and provided the formal cancelation within 24 hours. A typo was brought to my attention on the cancelation form which was also corrected within 24 hours. Clients also requested that I remove the standard 30 day referral requirement from the cancelation. This would mean that I worked for free for that day and they could use an agent that did zero showing or planning to buy the houses I personally showed them. Since Kristin and Brian were very insistent on removing the 30 day standard requirement I obliged. Within 3 days they were in possession of a fully executed cancelation form. Regarding the copy of buyers contract that they lost, I informed them that my copy is in my office and I will not have any access to it until my return to the country in the first week of October. This was all very strange and I wish the best of luck to their new realtor.
