Susan, it's a shame to receive such a negative review and not have all the facts presented. The roof - I stand by my opinion that I held and still hold. There are many homes in Dallas with a composition-over-wood shingle (overlay). The roof did not leak. The house was insurable (Allstate would have written a policy at that time). I explained to you that the problem with overlays presents itself when the roof needs to be replaced, due to the additional expense of removing both layers and decking. I successfully negotiated on your behalf a $7000 reduction in price to cover the cost of a new roof. Obviously that was an acceptable solution, as you choose to move forward rather than terminate the contract. Final walk through - Until that day, I had no idea that you were upset. I have never had someone display such open hostility and anger toward me from the moment I walked in the door. The seller mentioned at that time he was leaving the appliances, and although you accused me of holding back that information, it was also the first time I had heard it. I did make the comment about personal property not conveying and I absolutely regret having made that comment because it just added fuel to your already blazing fire. I did not at any time encourage him to donate those items as you so stated. The seller left the appliances in the home at no additional cost to you. "You'll do your own research and negotiation" Not only did I successfully negotiate this contract for you when we had competing offers (remember your comment the first time we saw the home "I don't want to lose this one"?) I also helped you understand the process of selling your existing home "for sale by owner". On two prior occasions, I provided you with sales history of your neighborhood so you could properly price your existing home. Susan, you made it quite clear that you did not require my help in selling your existing home, and I didn't even get a "thank you" for the advice and information I did provide. You did however, send me an email on a Sunday afternoon requesting sales information for the third time, and when I did not immediately respond to you, you verbally berated me (in the form of a nasty voice mail). To this day, I do not understand the anger and hostility you directed toward me. The roof - a difference of opinion that did not prevent me from negotiating the price reduction for you. Sales comps for your existing FSBO home - unjustifiable anger on your part. It's ironic that in the year you bought your home, I was named on the "Best Realtor in Dallas" list by D Magazine. I also received a Customer Service award from my broker based on the collective excellent ratings submitted by my other clients. I am happy to say the the overwhelming majority of my clients have been a joy to work with, and that you are the exception to this rather than the rule.
