Gail, in today's climate with so many internet scams, I needed to take every precaution to protect myself and my seller. In good conscious, I could not take the risk of indulging your request for possible personal harm or theft in my seller's home. When I asked you to provide Proof of Funds (POF) as a cash buyer, you provided a screenshot image of a bank account with no name or address ...Yikes! I could not confirm your identity. I have a fiduciary responsibility to protect my sellers of whom I informed them of your inquiry without proper identification. And per my Broker's recommendation, given the new NAR Anti-Trust/Buyer Agency guidelines (Aug 2024), we asked you to have your attorney call me to confirm your identity and make arrangements to meet us at the property as you were adamant that you did not want buyer representation (you don't work with Realtors). And given you did not present a legitimate POF nor make arrangements for your attorney to call me to discuss further, I was unable to assist you. This is a very unfortunate circumstance. Per our discussion, I was more than willing to meet you and/or your attorney at the property, but you refused.
