The best thing about this unit is that it feels natural and private. This condo has a view of East Canyon Creek meandering through natural open space. All the windows and the patio in the condo have this natural view. You don't see any other people, cars, or apartments from your condo. It feel very private and natural. Even many multi-million dollar PC homes can't boast of a quiet, private, unobstructed view of nature with a creek running by their house. You can live like the richest people in PC while only one minute from civilization. Very unique. You're on the first floor and never need to bother with stairs. Extremely good layout that makes every foot useful. The living room is spacious enough to have multiple couch and chairs. Well-lit, white-light kitchen with smart use of space. The bedroom is large enough to hold a king-sized bed with side tables and a desk. The condo has 9 foot ceilings and big windows that visually expand the space. The condo has good carpet and fresh paint prior to the last tenant. Smells nice and fresh still. Well cared for space. Private patio looks out on natural space. Good storage for this size apartment (patio storage room, good pantry space, walk-in bedroom closet, linen closet, and laundry room storage). The garage also has room for additional storage shelves and skis and bikes. The parking space is a detached garage. You have a laundry room off the kitchen with washer/dryer. The TV nook can accommodate a huge TV. The location is superb. Located at Kimball Junction with easy access to everything. Your next to miles and miles of walking and biking trails. You're one minute to I-80. Two minutes to the best (and cheapest) gym in Utah. Three minutes to grocery, shopping, restaurants, library, Walmart and Whole Foods. Eight minutes to ski resort. Twenty minutes to SLC. Thirty minutes to airport. It is incredible access, but you still feel like your in your own quiet, outdoor sanctuary at home. The unit is very quiet. Very low ambient noise levels. You are blocked from freeway noise. You can rarely hear others in adjacent units. The person across from you is absent half the year. And you can't hear voices or TV from the adjacent units. Maybe the occasional bump. What you can hear is the creek running at night. And the ducks, herons, and birds that live on the creek. Another important benefit of this unit is the great temperature control with cheap utilities. Please note if your comparing to other units in this same complex that there is not any air conditioning in this entire complex. Canyon Creek was built back when PC was cooler and AC's were not very common. However, PC has heated up and some units get really hot in the summer. But not this unit. It stays cool all summer because of its perfect location. Prior tenants say they don't even need a fan. So while your neighbors might be hot and sweaty, you will be cool with no associated utility cost. The heating is a energy-efficient water-based heating system that makes your air less dry in the winter A noticeable benefit compared to normal forced air heaters, which can make dry Utah winters even dryer. The total utilities per month are very reasonable and have been less than $83 dollars a month on average for the last few years. You have your own garage plus access to one additional general parking place so you can support two cars. Free clubhouse amenities include a fitness center with free weights, indoor and outdoor swimming, indoor and outdoor hot tubs, a clubhouse party room that can be reserved for events. Bus stop right at the main entrance of the community takes you anywhere in PC for free. This is especially useful to get to the ski resorts now that parking is a major issue. The only damage to this apartment is some scratches to the bottom of kitchen cupboards and oven from a wheelchair. Otherwise, the unit is in great condition and everything is in good working order. Repainted and carpeted prior to current tenant. A new refrigerator and new water heater have been installed in the last few months. 12 months Renter responsible for Electric and Gas (historical average around $80 per month)
