I am rating this realtor one star, not out of pettiness, but because her review reveals a fundamental misunderstanding of how split settlements function under Virginia law. This review was left in retaliation to a review I left two years ago for Premier Title. In Virginia, the Buyer can request the title company, however, Sellers may opt for a split settlement. I had no prior experience with Premier Title, and therefore suggested a split settlement during contract negotiations. Part of my job as an agent is to not only look out for my clients best interest at all times, but to also review the CD and/or ALTA statements prior to closing to make sure the numbers look right. Upon reviewing the settlement statement for my sellers, I noticed Premier title was charging a title fee to the sellers of around $400-500. As an agent who has sold lots of real estate with many split settlements, I had never seen a buyer's title company charge a title fee to the sellers. Only the buyers pay for title work. Further, we had a split settlement, so all fees to be charged to the sellers should have been charged by the title company representing them, which in this case was Old Virginia Title. I reached out to Premier to inquire about what appeared to be a strange fee. They were accusatory when I did this, claiming I didn't understand the law, as they continue to claim in this review. Eventually, Premier Title removed the fee, however, they also held funds for a week after closing. They refused to wire funds as well. My clients would have gladly paid a wire fee. Intead, Premier Title snail mailed a check made out to three different entities to Old Virginia Title. This check couldn't be cashed because it was made out to the Sellers, Old Virginia Title, and RE/MAX Allegiance. Old Virginia Title acted wonderfully throughout this transaction, and thank goodness they were there to assist. Old Virginia Title was able to retrieve three separate checks from Premier to finally get my Seller clients paid. Ultimately, this reviewer has no information regarding my local knowledge, process experience, responsiveness, or negotiation skills. Therefore, the one star ratings they have given me in these categories are not indicative of the exceptional level of service I provide. I am proud to go above and beyond for the clients I serve. I did that in this transaction. My Seller clients from this transaction left me a glowing five star review, and I am thrilled that they are now thriving in their new home.
