Buying and selling a home are the most important transactions that anyone can make.   How these transactions are handled is critical to home ownership because a home is the largest nest egg most people will ever create. 
When buying
, you want to find a home that serves your lifestyle but to make a wise investment there are so many more issues to consider.  A good advocate is one that never lets you get so emotionally sold on a home that you ignore the important work to be sure it's a wise investment.  Your advocate helps you find the mortgage financing best for you and can offer Mortgage Payment Job Loss Protection if it makes sense for you.  And, once a wise home is selected, your advocate needs to pull out all the stops to negotiate the best deal possible within the market climate.
 
As your buyer advocate, I will:

Selling a home can be so stressful and right from the start sellers dread the process and the big real estate fees that take a bite out of equity.  Fortunately the Internet has brought change to the industry and there are more options for sellers to save money on sales commissions.  Sadly, many of the options are not focused on minimizing risk and achieving the best result. 

As your seller advocate I will:   Provide choices in service to meet the experience level of the seller; Offer "rational" real estate fees based on service instead of corporate mandates;  Give assistance in understanding the market climate and pricing to sell;  Structure the listing to avoid pitfalls, no matter the service level;  Offer Buyer Magnet Strategies to stimulate interest;  Offer a variety of the latest and best financing incentives for your buyers;  Offer risk management and contract administration for a smooth transaction;  Have a happy, satisfied seller that has recovered maximum equity.

In addition to my 17 years of experience selling real estate for Coldwell Banker, ReMax and independently all along the Northern Colorado Front Range, I have over 30 years of in-depth, thorough knowledge of architecture and building, specifically for sustainably designed homes. I also was a licensed Class A general contractor in Virginia, and hold special educational designations from The Graduate Realtor Institute, as a Seller's Representative Specialist, Certified Negotiation Expert and e-Pro. I'm also a Graduate Auctioneer from the Missouri Auction School with a focus on integration of the auction process in residential real estate. In addition, I've been recognized as a member Coldwell Banker Million Dollar Club--1999 and the Re/Max Executive Club—2001.
