    Ms. Campbell's review is not only unfair but also untrue. We initially established a price range based upon what she decided to do to improve the home; the range was aggressive given existing comps due to the rising market. We kept in touch about the status of improvements and when the time came to list I went to the home together with my stager on 12/1 to get the home ready for photos, which were scheduled for 12/2. We agreed on a list price based upon what had been done. Due to a scheduling conflict the photos were delayed by one day, to 12/3. When I informed Ms. Campbell of that fact she became upset and for the first time I learned that 12/3 had some sort of numerical/spiritual significance for her. Our contract specified that the listing would be active by 12/7. I explained that even if photos were taken on 12/2 it would be difficult to get the listing active on 12/3 because it takes some time to get the photos and to edit and arrange. My stager and I left with a list of further staging items needed and a plan. However, late that evening I received an angry and volatile e-mail from Ms. Campbell stating that I was not meeting her needs and demanding a release of the listing contract. When I called her the next day she would not let me speak but kept shouting that the conversation was over, I was not meeting her needs and I had broken the contract; and worse accusations. When I was able to get a few words in I apologized that I had offended her and told her that I would rush the activation date as much as possible, but to no avail; she continued to shout at me. I did do her a favor; I took the listing at only 2%, including professional staging and professional photos including floorplans. I helped Ms. Campbell and her then-boyfriend buy this home, kept in touch with her, and always had a personal affection for her. I did enforce the $400 early termination fee in the contract, for the first time ever. I stood ready, willing, and able to activate the listing with full professional marketing before the date in our contract and spent considerable time and money. I was professional throughout the listing process and remained so during this encounter, never raising my voice. To say that I was shocked by Ms. Campbell's conduct is an understatement; the fact that there was a one day delay in the photography seemed to set her off beyond reason and I will never understand it. Ms. Campbell also states that she listed and sold with another realtor but there is no evidence of this in our system.
