There is no cardinal rule of RE. Mr Spurlock priced the home at $360k, sure it would sell w/in a day. The RPR comps ($360) advised $325 from development comps, w/no upgrades. The improvements were maintenance items. $335k was the appraised price after hardwoods were installed. I suggested neutral paint she did red, clear comic con paraphernalia, never suggested hardwoods. The counseling was to tell them a development nearby was selling new homes w/more sq ft w/upgrades for $325k. Got a verbal offer w/in 2 weeks for $335k, they dismissed it. We did Open Houses, dropped price, ads, flyers, eflyers, web pages. 40 days later, they got an offer of $325k. It was less, but negotiations got us to $325k. The Spurlocks accepted the offer. The transaction closed on time, w/o problems, or add'l costs. I treated them like any other client, until Mr. S started his degrading rants on the phone. That’s when I went to texts and emails. Everyone has a right to their opinion, but facts need to be told.
